Sometimes moisture causes baseboard separation from walls. This is a good indicator that there could be water damage affecting this specific wall and the wall cavity inside. Often the loss is caused by leaky pipes, condensation, faulty appliances, etc.

In this case, a refrigerator line leaked causing the inside side of the wall to swell and the water-saturated wall caused the baseboards to shift away from the wall. Saturated drywall becomes soft and no longer holds the nails in place that are used to attach the baseboards to the wall. When this occurs, the baseboards are completely removed from the wall and inspected for mold growth. In most cases, we will either drill holes in the drywall under the baseboard line or, a flood cut is then performed to remove the affected drywall and expose the framing. The framing will then be properly dried before the drywall is replaced.
